A boiler heats water, not air. It travels out to baseboard, cast iron radiators, or tubing buried in a floor, and the heat comes off those emitters rather than a register. So the job covers far more than the box in the basement: near-boiler piping, circulators and zone controls, the expansion tank and air separation, venting, the fuel line, and whatever makes your domestic hot water.
If warm air comes out of vents instead, you need a furnace, and we install those. Everything below is about hydronic and steam systems, where the water side of the design decides whether new equipment reaches the efficiency on its label.
Cast iron boilers soldier on for decades and then fail all at once. The warnings are usually quiet.
That second item matters most. An automatic feed valve hides a leak for years, and every gallon of fresh water brings oxygen and minerals that corrode iron from the inside. A boiler being fed is a boiler being eaten.
We start with a heat loss calculation on your house rather than the rating stamped on the old unit. Most boilers coming out today were sized by rule of thumb before the attic was insulated and the windows replaced. Copy it forward and you get equipment that short cycles, wears out ignition parts, and never runs long enough to reach its efficient range. Steam is the exception: those boilers are sized to the connected radiation they have to fill, radiator by radiator, not to heat loss.
The system also gets flushed before the new unit goes in. Sludge and magnetite out of old steel and iron will pack the narrow passages of a modern heat exchanger within a season and void the warranty on the way. Then comes near-boiler piping, which is where good boilers get ruined: primary and secondary loops with closely spaced tees, the circulator pumping away from the expansion tank, real air and dirt separation, and the flow rate the manufacturer specifies. We finish with a combustion analysis and set the outdoor reset curve.
A condensing boiler wrings extra heat from its own exhaust by cooling the flue gas until the water vapor in it condenses. That only happens when water returning from the house is roughly below 130 degrees. Hang one on old radiators driven at 180 and you have bought an expensive conventional boiler. Match the emitters and the reset curve and it condenses through most of the season. Conventional cast iron is simpler, tolerates dirty water and oil far better, vents up a chimney you already have, and is often the honest answer under high-temperature baseboard.
Hot water is the other fork. A combi makes it on demand and lets you retire the water heater, which is real square footage back in a tight basement. The catch is flow rate. Its gallons-per-minute figure assumes a modest temperature rise, and groundwater here arrives in the forties in February, so midwinter output falls short of the brochure. Two showers at once or a deep tub usually calls for an indirect-fired tank heated off the boiler.
Long heating seasons magnify a marginal decision. Off the gas mains across rural New Hampshire and southern Maine, most boilers burn oil or propane. Oil does not condense usefully, so efficiency there comes from a well-matched conventional unit, a clean burner setup and good controls.
Venting earns its own conversation. High-efficiency boilers terminate through a sidewall, and a termination set too low disappears under drifted snow and trips the boiler off on a safety, generally at two in the morning. We set them above the local snow line and clear of windows, doors and decks. Pulling a boiler off a masonry chimney raises a second issue: that chimney is now badly oversized for the water heater left on it, and it will condense and deteriorate unless it is relined.
On the Jersey Shore, high water tables and flood history argue for a wall-hung boiler set above the flood elevation instead of a unit on the slab. How long does a boiler replacement take?
A straight swap where the new boiler uses the same fuel, the same venting path and the same hot water setup is usually a one to two day job. Plan on longer when the work also involves running new sidewall venting, relining a chimney, converting from a tank water heater to an indirect, or repiping a system that was assembled poorly over the years.
Steam boilers almost always run longer than hot water boilers, because the header and riser piping has to be rebuilt to the manufacturer's drawing to make dry steam.
