Deal is a borough of barely more than a square mile on the North Atlantic coast of Monmouth County, wedged between the ocean on the east and Deal Lake on the south and west, about four miles below Long Branch and just north of Asbury Park. It grew from Thomas White's seventeenth-century farmland into a Gilded Age resort, laid out around the turn of the century by landscape architect Nathan Barrett with wide streets, deep lots, and a golf course, and lined along North Ocean Avenue with grand estates. The housing here runs from those century-old mansions to the modern homes steadily replacing them, and every one of them lives with the same three forces: the salt off the Atlantic, the high water near the lake, and a population that swells and empties with the season.
On a strip of land this close to the water, salt does not stay in the ocean. Onshore wind carries a fine salt mist across the whole borough, and it settles on everything outdoors, most of all on the metal that has to live outside. A central-air condenser, a heat pump, a standby generator, and the copper line sets between them all corrode faster in Deal than they would a few miles inland. The trouble is that nearly the whole shoreline is built up now, with many homes sitting inside the 100-year flood plain over a high water table that presses against basements and slabs. A sump pump is the front line, and a sump with no backup fails on its one real test, because groundwater peaks during the same storm that knocks the power out.
