What a boiler service call actually covers

A boiler does not blow air. It heats water and pushes it through pipe to radiators, baseboard fin-tube, or tubing buried in a floor. A no-heat call on that system can start in a dozen places: the burner, the circulator that moves the water, the zone valves that route it, the expansion tank that gives hot water somewhere to expand, or a pocket of air at the top of a loop that stops flow cold.

We repair the whole loop, not just the box in the basement. Gas, propane and oil-fired. Cast iron sectionals that have run forty years, and wall-hung condensing boilers with error codes. Steam too, where the low water cutoff that protects the boiler is often the part that shut it down. If yours makes hot water through an indirect tank or tankless coil, that is part of the call.

The symptoms worth calling on

Hydronic heat fails differently than forced air. One end of the house goes cold while the rest stays fine, or the pipes start making noise.

  • One zone cold and the others warm - usually a stuck zone valve, a seized circulator, or air bound in that loop
  • Banging or knocking in the pipes when the burner fires
  • Gurgling in baseboard, or radiators warm at the bottom and cold on top - both point at trapped air
  • Pressure gauge sitting below about 12 psi cold, or climbing past 25 when hot
  • A burner that locks out and needs the reset button pressed to run again
  • Water on the floor under the unit, or rust staining down the jacket

Two of those deserve urgency. A reset button you press more than once is not a fix, and on an oil burner repeated resets can push unburned fuel into a hot chamber. A boiler quietly losing water is worse than it looks, since every refill feeds oxygenated water into a loop built to hold the same water for years.

How we find the actual fault

Pressure, supply and return temperature, and how long the burner runs before it satisfies tell us whether we are chasing combustion, circulation, or controls. Those are three different repairs, and guessing between them is how people end up buying a circulator that was working fine.

The rest is hands-on. We check the expansion tank by weight and by pressure, since a waterlogged tank is the most common reason a relief valve drips and the most misread as a dying boiler. We test the low water cutoff, which fails silently and locks out a good unit. On oil, we pull the nozzle and electrodes, verify pump pressure, and run a combustion analysis so the burner is set to numbers, not to how the flame looks.

You get the finding and the price before the repair starts. Trucks carry circulators, zone valves, aquastats, relief valves and nozzles, so most no-heat calls finish the day they start.

What drives the repair, and when replacement is the honest answer

Most of what fails on a boiler is bolted to it, not part of it. Circulators, valves, controls and tanks are wear parts, and a well-piped cast iron boiler can outlive two or three sets of them. That is the advantage of hydronic heat, and why we repair far more of these than we replace.

The line moves when the failure is the vessel itself. A cracked section or a leaking heat exchanger is not something to patch. Age matters less than water quality and how the unit was piped the day it went in, because undersized near-boiler piping short-cycles a boiler for its whole life and takes years off it. Fuel shapes it too. Burn oil or propane because no gas main runs down your road, and the yearly savings from a modern unit count for more than on natural gas.

Why these systems behave the way they do here

New England holds far more hydronic heat than most of the country, and much of it is old. Boilers here are often the third or fourth unit tied into original piping, sometimes piping converted from a coal-fired gravity system and never rebalanced. Whole houses still run on one zone because that is how they were built, which is why the second floor cooks while a back bedroom stays cold.

Fuel is the other regional fact. Across rural New Hampshire and southern Maine there is no gas main, so oil and propane carry the winter, and oil-fired equipment needs annual attention gas equipment can skip. Homes on granite bedrock wells push hard, mineral-heavy water in with every fill, which scales heat exchangers and shortens the life of an indirect water heater. When a December ice storm drops the power, the boiler stops with a full tank of oil in the yard, because circulators and controls run on electricity.
