Talk to a Human

One township, a highway corridor and a lakefront

Roxbury Township is six communities under one name. Succasunna, Ledgewood and Kenvil sit along the Route 10 and Route 46 corridor where Interstate 80 and Route 206 cross, and that is where most of the township's roughly 8,600 homes are. Landing, Port Morris and Lower Berkshire Valley sit north and west toward the water, and Landing fronts Lake Hopatcong at Bertrand Island. The township borders Randolph, Mine Hill, Wharton, Mount Arlington and Jefferson in Morris County and Hopatcong and Stanhope across the Sussex line.

That split matters more than it sounds. The corridor side and the lake side were built in different decades for different purposes, and in our own job records here they do not behave the same way. What follows is what we actually find in Roxbury homes, starting with the question that decides more money than any other.

Whether the gas main reaches you is the first question here

Roxbury is the North Jersey town where the gas main genuinely arrives. New Jersey Natural Gas told the Board of Public Utilities in a 2019 franchise order that it served 5,462 residential customers in the township. Against roughly 8,600 homes, that is most of Roxbury on gas and a substantial minority that is not.

Our own records say the same thing from the other direction. Across our Roxbury work, natural gas leads oil by about three to two. That makes this town the mirror image of its neighbours: in Hopatcong, oil outnumbers gas by more than six to one, and in Randolph by roughly three to one. Here the two sit close together, and which one is in your basement is not something a contractor can assume from the zip code.

The practical consequence is that Roxbury has more live oil-to-gas conversions than anywhere else we work in North Jersey. If a main runs past your house and your oil burner is near the end of its life, replacement is the moment to decide. Converting later means paying for the same labour a second time: the same crew, the same permit, the same day of disruption, for work that could have been done once.

This is a baseboard and boiler town

Close to three Roxbury jobs in ten mention a boiler, baseboard, radiator or steam. That is a heavier hydronic concentration than anywhere else we work in New Jersey, and it is the level we otherwise only see in the mill housing of Manchester, New Hampshire.

It changes what the expensive jobs here look like. A boiler replacement is not a furnace replacement with different parts. Steam boilers are sized to the connected radiation, meaning the actual square footage of all your radiators, rather than to a heat loss calculation, and getting that wrong in either direction gives you a system that either never satisfies or short-cycles and hammers. Hot water systems are sized to heat loss like anything else, and there the old nameplate is usually far too big.

The part of the quote that decides whether you get what you paid for is the near-boiler piping, and it is invisible once the jacket is on. On steam, the header has to be piped the way the manufacturer draws it or the boiler carries water into the mains. On hot water, primary-secondary piping and correctly sized circulators are what let a condensing boiler actually condense instead of running hot and returning hot. When one quote in Roxbury comes in far below the others, this is usually what is missing from it.

Landing, Bertrand Island and the converted lake house

The lake end of the township reads differently in our data. In Landing, oil and gas run close to even, where on the Succasunna and Ledgewood side gas leads by nearly two to one. That is the signature of housing that grew up around Lake Hopatcong as seasonal cottages and was converted to year-round use one addition at a time.

Converted lake houses share a recognisable set of problems. Heating was extended into rooms it was never sized for, so one end of the house never catches up. Hot water lines run long distances from a mechanical space that was an afterthought. Electrical service was sized for a few lights and a refrigerator, not for central air, an electric range or an EV charger. None of that is a defect in the house; it is what happens when a summer cottage becomes somebody's permanent home over fifty years. It does mean a quote written for a Succasunna colonial does not describe the job at Bertrand Island.

Hot water is the decision that comes with the boiler

Tankless is rare across Roxbury, and in a township with this much baseboard that matters more than it sounds. If your old boiler also makes your domestic hot water through a tankless coil, replacing it forces a decision you cannot avoid.

An indirect tank gives excellent recovery and efficiency but needs floor space. A combi makes heat and hot water in one wall-hung box, which suits a tight utility room but limits how much you can draw at once. A standalone water heater keeps the two independent, so a boiler fault does not also mean cold showers.

The difference between those three is thousands of dollars and a daily difference in how the house works. A quote that does not address it is not finished, and in this town that question comes up on most of the big jobs.

Public water for much of the township, wells for the rest

Roxbury Water Company has supplied the township since 1954 and serves on the order of 3,900 connections, a figure that appears in its 2018 filing with the Board of Public Utilities. Set that against roughly 8,600 homes and a large share of Roxbury is drawing its own water.

Wells here pull from the same hard crystalline bedrock as the rest of the Highlands, and that water tends to run acidic and soft rather than hard. Acidic water is corrosive: it works on copper pipe from the inside, leaves blue-green staining in sinks and tubs, and eventually shows up as pinhole leaks. Iron and manganese stain fixtures and laundry, and this part of Morris County sits where arsenic and radon turn up in well water. None of it is visible or something you can taste, which is exactly why it gets missed. We test for what is actually present and build the treatment the results call for rather than selling a softener to everyone.

Storms, outages and the equipment that stops working

Roxbury sits above 800 feet in the Highlands, and storms over these ridges take the power with them for hours and sometimes days. Every modern heating system needs electricity whatever it burns, so an outage in January is a heating failure regardless of how new the boiler is. On a well it also takes your water. A whole-home standby generator starts on its own when the utility drops and keeps the heat, the water and the sump running until it returns.

One call instead of five

The oil-to-gas conversion, the boiler and its near-boiler piping, the hot water decision, the well treatment, the panel upgrade and the generator are one licensed, veteran-owned team working out of our Sparta branch, not five contractors to line up and coordinate. Same-day service where we can, permits pulled and inspections handled, and a lifetime workmanship guarantee behind all of it.
