The Granite Town runs from mill-era houses to river-valley ranches
Milford earned its nickname, The Granite Town in the Granite State, from the quarries that cut stone for buildings as far away as the U.S. Treasury, and that same granite sits under your house. The town it built is a real mix: mill-era worker housing from the late 1800s around the Oval and downtown, mid-century ranches, and newer homes toward the edges, with about a quarter of the housing predating 1940. What your home needs depends a lot on which Milford it belongs to, and that is true across all three trades.
Heating and cooling in a cold river valley
Milford sits in the Souhegan valley and takes a full New Hampshire winter, so heating has to be sized and built to hold on the coldest nights, not just on an average January day. The older homes downtown were built for coal and radiators and never had ductwork, which makes ductless mini-split heat pumps the natural fit here: efficient heating and cooling room by room, cold-climate models that keep their output below zero, and no ducts forced through plaster and old framing. We run the real heat-loss calculation and size to it, because an oversized system short-cycles and never settles the house while an undersized one gives out on the coldest night. The downtown Colonials and mill-era houses were wired for gas lamps and a fraction of today's demand. Knob-and-tube wiring and small panels cannot safely carry central air, a heat pump, or an EV charger, so we upgrade to 200 amp service and rewire. Galvanized supply lines and cast-iron drains corrode and choke from the inside, so we repipe in stages so the house stays livable. It is the same wear that shows up in any old New England downtown, and it is most of what the older half of Milford calls us for.
Living near the Souhegan means managing water
The Souhegan River cuts right through the center of the village, and a real share of Milford homes sit on or near its low ground. That has consequences below grade: damp, flooding-prone basements that depend on a working sump pump, and higher water tables that push on foundations and find their way through cracks.
