Salt air is quietly wearing out your air conditioner
Your outdoor condenser sits in salt-laden air its entire life, and on a canal or bay-front lot in Point Pleasant that exposure is constant. Salt corrodes the thin aluminum fins that release heat, pits the copper carrying the refrigerant, and rusts the cabinet and hardware. First your efficiency drops as the corroded coil struggles to shed heat, then the corrosion opens a pinhole, the refrigerant leaks, and the system fails, routinely years earlier than the same unit would inland. We build around it: coastal-rated equipment with e-coated coils and corrosion-resistant cabinets on replacement, protective coatings and smarter placement on the unit you already have, a maintenance schedule that includes regular fresh-water coil rinsing to wash the salt off, and, for low lots, elevating the condenser so it clears both the salt that collects at ground level and the next flood. The shore's milder winters and humid summers are a natural fit for a properly sized cold-climate heat pump, which delivers efficient heating, cooling, and dehumidification from one system, with backup heat for a hard cold snap. Sizing is everything here, because an oversized air conditioner cools quickly but never runs long enough to pull the humidity out, leaving the house clammy and, this close to the water, prone to mold. We size to a real load calculation, set up the dehumidification, and protect the outdoor unit against salt exactly as we would an air conditioner.
Sumps, backup, and tidal check valves
Now the water underneath the house. Point Pleasant's lagoon and low-lying homes depend on active sump pumps, and when a nor'easter or hurricane pushes the bay and river up through the inlet, interior lake and drain levels rise and groundwater can reach the slab. We install sump systems sized for real storm volume, add battery or generator backup because the water peaks during the same storm that cuts the power, and fit tidal check valves where the bay would otherwise back up into your lines. A sump with no backup here is a plan that fails on its one big test.
