Bay Head sits on the narrow strip of sand where the Atlantic Ocean and Barnegat Bay nearly meet, at the very head of the bay that gave the town its name. Water is on three sides of you here - ocean to the east, bay to the west, and the Bay Head-Manasquan Canal cutting across the north end. Much of the housing stock is old, built as summer cottages between the 1870s and the 1930s, and the 440-acre historic district holds more than 500 shingle-style, stick-style, and Queen Anne homes that were never meant to run year-round. Summers here are warm and heavy with humidity coming straight off the ocean and the bay, and comfort is as much about pulling moisture out of the air as it is about temperature. An oversized air conditioner drops the temperature fast and then shuts off before it dehumidifies, which leaves a house cool and clammy and, in a salt-air climate, prone to mold and that damp, musty feeling in closed-up rooms. We size cooling to the actual load of the house rather than a rule of thumb, and for the old cottages that never had ductwork we install ductless mini-splits that cool and dehumidify without tearing into original plaster and trim. Getting the humidity right is what keeps a shore home from feeling swampy in August.

Heating a century-old cottage that now runs all year

Many of these homes were framed for July, not January - thin walls, little insulation, and heating systems added long after the house was built. As Bay Head has shifted from a summer colony toward more year-round living, those homes are asked to hold heat through cold, wind-driven winters on an exposed island with nothing between the house and the ocean to break the wind. We size heating to a real load calculation for the actual house, service furnaces and boilers before the season instead of during the first cold snap, and where it fits we install cold-climate heat pumps that heat, cool, and dehumidify from one system. A drafty old cottage can be made genuinely comfortable in winter, but it takes equipment matched to the house.

Superstorm Sandy classified 88 percent of the town's oceanfront homes as flooded, and even in calm weather the low bayside streets see nuisance tidal flooding a dozen or more times a year. The lesson of every one of those floods is the same: a water heater, furnace, or electrical panel sitting low in a basement or crawlspace is the first thing to drown. We elevate water heaters and mechanical equipment above the flood line, move and reconnect systems that sit too low, and install sump pumps with battery or generator backup - because on this island the water peaks during the same storm that takes the power out. Raised, protected equipment is what keeps one flood from becoming a full system replacement.

Old cottages, old wiring, and salt-corroded connections

The historic homes that make Bay Head what it is were wired for a summer house with a few lights and a fan, long before central air, electric ranges, and car chargers existed.
