Portsmouth sits where the Piscataqua River meets the Gulf of Maine, one of New Hampshire's oldest settlements and its only working seaport, looking across the water at Kittery, Maine and the naval shipyard on the far bank. The Piscataqua is one of the fastest tidal rivers on the East Coast, and that tide pushes salt air, fog, and moisture over the whole city, from the colonial homes of the South End and Strawbery Banke to the newer builds out toward Pease. Airborne salt from the Piscataqua and the open Gulf of Maine settles on everything outdoors and corrodes it, and your heat pump or air conditioner condenser is the most exposed piece of equipment you own. Salt eats aluminum fins, pits the coil, and rusts the cabinet and fasteners, and a unit that would last fifteen years inland can fail years early on the Seacoast if it is the wrong equipment installed the wrong way.

We size to the actual load and set the dehumidification up right, and for Portsmouth's many older homes that never had ductwork we add ductless mini-splits that deliver comfort without tearing plaster apart.

City water, hardness, and the shadow of Pease

Most of Portsmouth is on municipal water drawn from the Bellamy Reservoir and a set of wells in Madbury and at Pease. That water is moderately hard, and hard water is an equipment problem: it scales the inside of your water heater and shortens its life, clogs fixtures and showerheads, and films up glass and tile. Portsmouth also learned the hard way what can hide in groundwater when the Haven well at the former Pease Air Force Base was shut down in 2014 for PFAS contamination from decades of firefighting foam.

If you draw from a private well anywhere around the city you should test it, because New Hampshire's granite bedrock puts radon, arsenic, and iron into well water, and radon gas also seeps up into tight basements. We test for what is actually in your water and air, then build the softening, filtration, or radon mitigation the results call for rather than guessing.

Living near sea level means fighting water in the basement

A seaport built on and around tidal water fights groundwater constantly. The South End, the streets around Prescott Park, and the low ground near the North and South Mill Ponds sit close to sea level, and king tides and nor'easter storm surge push water up through the same storms that soak the ground. Homes on that low ground carry a high water table pressing against the foundation, and older Portsmouth houses on fieldstone or rubble foundations take on water through walls that were never sealed. A sump pump is the front line, and a sump with no backup fails on its one big test, because the water peaks during the exact storm that cuts the power. We install sump systems sized for real storm volume, add battery or generator backup, and fix the grading and drainage that let water reach the foundation to begin with.

Historic homes, old wiring, and modern loads

Portsmouth has some of the oldest housing stock in the country, from the eighteenth-century homes of the South End and Strawbery Banke to the Federal-era brick downtown and the early-1900s worker housing at Atlantic Heights.
