Toms River is built on water, and it runs through everything we do here
Toms River wraps around Barnegat Bay, from barrier-island sections like Ortley Beach to back-bay neighborhoods and inland streets with high groundwater. Living here means the salt air, the storms, and the water table are not occasional problems, they are the conditions your home's systems have to be built for, and Superstorm Sandy made that permanent. Salt air is slowly eating your air conditioner
Your outdoor condenser, the AC or heat pump unit sitting beside the house, lives its whole life in salt-laden coastal air, and salt is relentless on the metals it is made of. It corrodes the thin aluminum fins that shed heat, pits the copper tubing that carries refrigerant, and rusts the cabinet and fasteners that hold it together. Two things follow. First, corroded fins transfer heat poorly, so the system works harder, runs longer, and costs more to run every season. Second, and worse, corrosion eventually eats a pinhole through the coil, the refrigerant leaks out, and the system fails, often years before a comparable inland unit would. On the barrier island and along the bay, a standard condenser that is never protected can lose a large share of its rated life to salt alone.
That is preventable, and it is a central part of how we approach HVAC in Toms River:

The coast runs warmer than inland New Jersey, but it still freezes, and the humid summers make cooling and moisture control just as important as heat. That combination is exactly what a modern heat pump is built for. A properly sized cold-climate heat pump gives a Toms River home efficient heating through the shore's moderate winters and the cooling and dehumidification it needs all summer, from one system, with backup heat for the occasional hard cold snap.
