Old supply piping changes the scope
A good proportion of Manchester homes still have original or near-original supply piping somewhere in the run. Galvanised steel corrodes from the inside, so the first sign is usually pressure rather than a leak: one fixture that has quietly got worse over ten years.
This matters when you are quoting a small job. Cutting into forty-year-old galvanised to add a shutoff can turn up pipe that will not take a new thread. That is not a plumber finding extra work, it is the pipe. The right response is to be told before it happens, with a price, which is why we quote the contingency rather than discovering it.

The shared chimney problem
In a lot of these houses the water heater and the heating appliance share a chimney. Replace an older atmospheric water heater with a power-vented or condensing unit, or move the furnace to a sidewall, and whatever is left on that flue can be in a chimney far too large for it. The result is poor draft on an appliance that burns gas inside your house.
The fix is a correctly sized liner and it belongs in the quote rather than in a phone call afterwards. A quote that is cheaper because it did not account for this is not cheaper.
